Our Philosophy
A wealthy life is grown through daily discipline, not sudden luck.
Plant wisely, tend daily, and harvest abundantly.
I’m Thi Phan, Founder of EduPath Finance Solutions.
My personal journey has shaped the heart of EduPath Finance Solutions and the way I support my clients today. Having experienced what it means to start again in Australia, I understand the importance of clear guidance, patience, and genuine support when navigating unfamiliar systems and making life-changing decisions.
That is why I founded EduPath Finance Solutions —to create a finance service that goes beyond transactions and helps clients feel educated, understood, and supported.
Today, I bring over 20 years of experience across major banks and specialist lenders, combined with deep credit knowledge and a personal understanding of what it means to start again, work hard, and build confidence for the future. Through EduPath, I help clients navigate lending in simple language, understand their options, and feel supported from the first conversation through to settlement and beyond.

A Holistic Approach to Wealth
Strong financial decisions start with clarity, not complexity.
At EduPath Finance Solutions, I understand that a home loan is more than a financial product. It is often connected to your family, lifestyle, business, long-term goals, and sense of security.
While my expertise is in finance, I also value balanced decision-making and personal well-being. Supported by over 15 years of personal meditation practice, I bring a grounded approach to client support and, where appropriate, may share useful resources that have supported my own journey.

Why use a mortgage broker?
Mortgage Brokers put YOU, the client, first, rather than focusing on the lender.
As brokers, we operate independently from any lending institution, giving us access to a broad array of products. Our aim is to find the lender package that best suits your individual needs.
Our independence from any lender means we can explore a variety of options, rather than pushing you towards just one. We evaluate your requirements, search the market for the most competitive deals, and recommend the option that suits your situation. Choosing the wrong mortgage can lead to unnecessary costs.
We are committed professionals who help you maximise the value of your mortgage. By staying updated on different lenders’ offerings, we can pinpoint which property or project benefits from a favourable interest rate with one institution, as opposed to a higher rate with another. In fact, some lenders only accept applications through mortgage brokers.
As a result, the rates we secure as brokers are often among the most competitive available. We can even negotiate with your current financial institution, potentially securing a better rate than you might achieve on your own.
What is the process?
We manage every stage of your loan process, from preparing your application to securing approval and finalising settlement, all while providing ongoing support and assistance.
Our approach starts by listening to you, gathering the necessary information, and assessing your financial needs. With this data, we compare various options and offer tailored recommendations, highlighting the most competitive rates and product features from different lenders to suit your requirements. We handle the completion of the application form and gather all essential documents for submission. Your application is then electronically sent to the selected lender.
Once your loan is approved, all that remains for you is to sign the necessary forms to finalise your mortgage. We continue to oversee the process by following up with any additional documents in the days and weeks that follow. Our commitment to customer care means we maintain regular contact and review your financial situation annually to ensure everything stays aligned with your goals.
This process can be conducted over the phone, via email, or in person—our approach is flexible to suit YOUR needs.
What does your service cost?
We charge nothing for helping you get the right standard home loan.
EduPath Finance Solutions get paid a commission by the lender when you receive your home loan, but we don’t charge you a fee for your appointment or for our service nor will any lender charge you an additional fee for using a mortgage broker.
What grants and incentives are available for first-home buyers?
In New South Wales, first-home buyers can access several grants and incentives designed to assist them in entering the property market. The First Home Owner Grant (New Homes) offers a one-off payment to eligible purchasers buying or building their first new home. Additionally, the First Home Buyer Assistance Scheme allows exemptions or concessions on transfer duty, which can significantly reduce the upfront costs associated with buying a property. This scheme is applicable to both new and existing homes, depending on the property’s value. Moreover, the First Home Loan Deposit Scheme supports first-home buyers with a smaller deposit, allowing them to purchase a home with as little as a 5% deposit without needing to pay for lenders mortgage insurance. These initiatives aim to make home ownership more achievable for first-time buyers in NSW.

What is Lenders Mortgage Insurance (LMI)?
Lenders Mortgage Insurance (LMI) is a type of insurance that protects the lender in the event that a borrower is unable to repay their home loan. It is generally required when the borrower has a deposit that is less than 20% of the property’s purchase price. LMI enables borrowers to secure a home loan with a smaller deposit, thereby facilitating earlier entry into the property market. While the insurance covers the lender’s risk, the cost of LMI is typically borne by the borrower and can be added to the total loan amount. This insurance does not protect the borrower; instead, it provides the lender with a safety net against potential financial loss if the borrower defaults on the loan.
What is the minimum deposit required to purchase a property in NSW?
In New South Wales, the minimum deposit required to purchase a property typically ranges from 5% to 20% of the property’s purchase price. While a 20% deposit is ideal as it allows buyers to avoid paying Lenders Mortgage Insurance (LMI), many lenders offer home loans to buyers with deposits as low as 5%. However, securing a loan with a smaller deposit usually means that the borrower will need to pay LMI, which covers the lender in case of default. It’s important for potential buyers to consider the additional costs associated with smaller deposits, such as LMI, when planning their finances for purchasing a home.
